TERMS & CONDITIONS

THE HAMILTON (Represented by AptAmigo, Inc.)

AptAmigo, Inc. requires all licensed agents to register each prospective tenant for The Hamilton through this portal. Registration ensures the client is not already working with another agent or contacting The Hamilton directly.

 

Client Registration & Procuring Cause

  • If the client is not already registered, your submission will be approved and you will be recognized as the procuring cause.

  • If the client is already in our system or being assisted by another agent, we will notify you. You may submit proof of prior communication (email or text) showing you introduced The Hamilton to the client before the client contacted us directly. If verified, your registration will be honored.

  • Registrations for current residents of The Hamilton will be denied.

 

Agent Responsibilities

  • Agents must personally accompany clients to all scheduled showings.

  • Commissions are not paid to agents representing themselves on their own lease.

 

Co-Broker Commission

  • 12-month leases (or longer): ½ month commission

  • 7–11 month leases: 4.25% of the total lease value

 

Invoices & Payment Timing

  • Send invoices to: Thehamilton@luxemiamiapartments.com

  • Include: agent name, brokerage name, contact phone, W-9, payment details (wire or brokerage Zelle), client name, unit number, move-in date, and monthly rent

  • Payments are issued within 30–60 days after we receive a complete invoice and official move-in confirmation

By submitting a registration, you agree to these Terms & Conditions, which are established and enforced by AptAmigo, Inc. for The Hamilton.
